AT 85 Residences, designed by John R Harris Partners for Scope Properties, has been recognised as Residential Project of the Year at the Architecture Leaders Awards 2026, presented by Design Middle East in June 2026.
Located in Jebel Ali First, Dubai, AT 85 Residences is conceived as a contemporary residential development that brings together considered architecture, functionality, and a strong sense of community.
The design is shaped by a simple ambition: to create homes that respond to the rhythms and expectations of contemporary life while establishing a distinctive architectural presence. Carefully proportioned façades, generous balconies, and integrated amenity spaces create a cohesive visual language, while the thoughtful arrangement of spaces maximises natural light and supports a comfortable residential experience.
Beyond the individual residences, the project considers how people experience and interact with their surroundings. Amenity spaces and shared areas are integrated into the overall architectural composition, creating opportunities for connection and contributing to a more engaging sense of community.
As Lead Design Consultant, JRHP led the architectural and interior design, BIM coordination, authority approvals, and multidisciplinary design coordination across the project. The result is an integrated design approach in which architecture, interiors, and technical disciplines work together to create a coherent residential environment.
The Architecture Leaders Awards recognition reflects the collective effort behind the project and the collaborative process between Scope Properties, Wasl, JRHP, and the wider consultant team.
